Change of Licensed Builder

Property owners must immediately notify ISD of the change to ensure that a properly licensed professional remains responsible for the work at all times.

A Change of Licensed Builder is an official form notifying the Inspectional Services Department that the licensed contractor responsible for a permitted project has changed. This requirement ensures that when the original contractor leaves a project, a qualified and properly licensed professional is designated to take over responsibility and maintain accountability for the work.

Requirements

  • Mutual Acknowledgment The incoming licensed builder must sign the Change of Licensed Builder form to confirm the transfer of responsibility.
  • Written Authorization The change must be approved by the property owner or their authorized representative or designee.
  • New Contract A signed contract between the property owner and the new licensed builder is required.
  • Active Supervision Massachusetts law requires a licensed builder to be actively in charge at all times.

    All work must stop if the original license holder departs and a replacement has not been approved.
